– You can apply online for any available San Diego rental directly from the listing page.
– Each adult (18+) must submit a separate application, provide a valid photo ID, proof of income (such as recent pay stubs or tax returns), and authorize a credit and background check.
– Application fees are non‑refundable and cover screening costs in compliance with California and City of San Diego tenant-protection laws.
– Rent is typically due on the 1st of each month and is paid through our secure online resident portal (ACH/e‑check, and in some cases card), unless your lease states otherwise.
– Your lease will outline any grace period and late fee schedule; please refer to it for exact dates and amounts before the due date to avoid additional charges.
– For non‑emergency issues, please submit a maintenance request through the online resident portal so we can track and schedule your repair efficiently.
– For emergencies that threaten health or property (active water leaks, no running water, major sewer backups, gas smell, or no heat in very cold weather), call our 24/7 emergency line right away, then follow up in the portal if possible.
– Many of our San Diego properties are pet‑friendly, but pet approval depends on the specific home, HOA rules, and breed/weight restrictions; additional pet deposit or pet rent may apply.
– Service animals and emotional support animals are reviewed in accordance with federal and California fair housing laws and are not subject to standard pet fees when properly documented.
– Any new adult roommate (18+) must submit an application, pass screening, and be approved in writing before moving in.
– All approved adult occupants are added to the lease, and unauthorized occupants or subletting (including short‑term rentals like Airbnb) are not allowed unless specifically permitted in your lease.
– We typically contact you 60–90 days before your lease end date to discuss renewal options and any rent adjustments based on the San Diego market.
– If you plan to move out, you must provide written notice as required in your lease (often 30 days for fixed‑term leases ending on schedule), and we will provide move‑out instructions and a pre‑move‑out walkthrough option.
– Your security deposit is held in accordance with California law and may be used for unpaid rent, excessive cleaning, or damage beyond normal wear and tear.
– After you return keys and vacate, we will inspect the home; within 21 days, you will receive an itemized statement and any remaining deposit by mail or electronically, as required by California Civil Code.
